For a city that has always been read as a straight shot down Tapo Canyon, Simi's late-summer social gravity is quietly splitting into three distinct anchors. Cochran Street is becoming the food story. Rancho Simi Community Park owns the third Saturday of the month. The Reagan hilltop has claimed weekend evenings through Labor Day. If your last few Fridays have felt like you were guessing, this is the map you were missing.
Cochran Street is doing something new
The block at Cochran and Madera has stared back at drivers since 2022, when the Mad Era Brewing signage started fading on the fence. That vacancy is finally scheduled to end. Simi Valley Brewing Company, a locally owned craft brewery and full-service restaurant, is set to open in early 2026 at the former Marie Callender's site at 20 W. Cochran St. The 8,400-square-foot space will feature on-site beer production, a full kitchen focused on barbecue, and an outdoor patio with live music and casual dining. Construction was expected to begin last year, so watch the corner if you drive Madera regularly.
The team behind it is the reason this project has weight rather than hype. The project is the brainchild of a trio of industry veterans with deep local roots: Ali Zia, co-founder and former CEO of Tarantula Hill Brewing Co. and Bottle & Pint in Thousand Oaks; Phil Adler, the restaurateur behind Freda's Pizza & Woodfired Kitchen, with locations in Moorpark, Camarillo, and Westlake Village; and Daniel Price, a respected head brewer with over a decade of experience at Beachwood Brewing and Riip Beer Company. The last two attempts at an in-town brewery never opened a door. This one is being built by operators who already run rooms across the county.
Cochran is not the only address to watch. A short drive east, Pozoleria Doña Ana, which operates locations in the San Fernando Valley, is planning to open at 2760 Tapo Canyon Road, Suite 4. Raising Cane's Chicken Fingers has submitted an application for 2022 First Street, the former Black Bear Diner site. In addition, the IHOP at 698 E. Los Angeles Ave. is being converted into a dual-branded concept with Applebee's, one of only a handful of such locations in California. On the grocery side, Mayor Dee Dee Cavanaugh said she was encouraged by the confirmed arrival of Whole Foods Market, calling it a positive addition for the community.
Two data points to hold together. The city issued 260 business tax certificates in the first quarter of 2026, while unemployment dropped from 4.2% in November to 3.9% in December, lower than the whole figures from Ventura County, Los Angeles County and the state. At the same time, industrial vacancy remains elevated at 9.3%, compared with 5.5% in Los Angeles County and 4.6% in Ventura County. Retail is filling. Warehouse space is not. The consumer-facing corridors are the ones being reshaped, which is exactly why your Friday night looks different this year.
If Freda's, Tarantula Hill, and a Beachwood brewer are all putting their name on the same Cochran address, that block is not a coincidence. It is a bet.
The hilltop owns your weekends through September
The Reagan Library has always been the city's biggest cultural draw, and this summer its programming stretches across the calendar in a way that changes how residents plan a Saturday.
The core exhibit is on until the equinox. Mark 250 Years of America at the Ronald Reagan Presidential Library, running May 22 through September 20 at 40 Presidential Drive. Around it, a running weekend bar program: Happy Hour on the Hill at The Gipper's Bar, every Saturday and Sunday from July 11 through September 6, from 4:00 to 6:00.
August also brings two tribute nights on the property that residents can walk into rather than treating as a destination:
- Sunset Dinner: Mirage, a Fleetwood Mac tribute, Friday August 7 from 5:30 PM at 40 Presidential Dr.
- Sunset Dinner: Catch A Wave, a Beach Boys tribute, Friday August 21 from 5:30 PM.
If you have out-of-town guests in August, the hilltop is your default answer. If you do not, the same weekend rhythm still gives you a two-hour early-evening pour with a view.
Free Saturdays and Friday concerts, if you know where to stand
Rancho Simi's park programming is the part of the summer that gets least press and rewards you most for showing up. The rhythm is simple: third Saturday of the month, park bandshell, bring a blanket.
Music in the Park is held at Rancho Simi Community Park, 1765 Royal Ave., with Buffett Beach, a Jimmy Buffett tribute, on Saturday, August 15. The series has a kind of easy comfort to it. Bring a blanket, some takeout, and a friend you have not seen in a while. Local bands play a mix of covers and originals, so the mood shifts from mellow to danceable across the evening. Families, neighbors, and couples gather and chat between sets. People treat it like a casual ritual: arrive late, stay for an hour or two, then head home with a soundtrack for the weekend.
The Civic Center Plaza series is the smaller, weeknight-adjacent counterpart. The Simi Civic Center Plaza continues its series of free live music with Jack'd, which promises a non-stop dance party. Bring your lawn chairs and dancing shoes. Concerts take place in the food court near the Regal Cinema, 2679 Tapo Canyon Rd. Later in August, the plaza hosts high voltage rock performed by Pre-Existing Condition followed by Pretty Boy Floyd, an authentic Hollywood glam band, from 6 to 9 p.m.

The quieter list, the one that separates residents from visitors
The free-park circuit and the Reagan hilltop are the easy answers. What actually signals you have lived here a while is the smaller catalog underneath.
Adam's Forge on Easy Street. Adam's Forge at 750 E. Easy St. runs an introductory class in blacksmithing. The beginner class teaches techniques useful in a wide range of blacksmithing projects. There is nothing else like it inside the county line, and it is a strong answer to the "we need to do something different with our Saturday" question a household eventually hits every August.
Apricot Lane Farms. A guided sound healing with Sarah Bayles at Apricot Lane Farms. This event is free but requires an RSVP. The farm has been on the national radar for years now, and locals still under-use it as an evening option.
Stagecoach Inn Museum, Jungleland at 100. A centennial celebration of Jungleland, an animal training facility that supplied wild animals for Hollywood and offered public attractions from 1926 to 1969. The event features talks, photo opportunities, animal face painting, a walk through the museum's Jungleland gallery and more. 1 to 4 p.m., $5 for children 5 to 12, $10 for adults and teens. Yes, it is technically in Newbury Park. Every Simi resident with kids over eight should have this on the list anyway.
The Cultural Arts Center on Los Angeles Avenue. The SpongeBob musical runs at the Simi Valley Cultural Arts Center, 3050 Los Angeles Avenue, from July 11 through August 9. The SVCAC has an August 22 through September 20 run on its main stage as well. If you have not been inside the SVCAC in a couple of years, that is the thing to fix this month.
Rock N Roll Pizza inside Harley's Valley Bowl. Bad Habit is live at Rock N Roll Pizza Bar inside Harley's Valley Bowl on Saturday, August 1 from 8:30 to 11:30 PM. The bowling-alley-plus-venue combo is one of the more genuinely Simi things you can do on a Friday, and it is often uncrowded because most of the city forgets it exists.
What this actually adds up to
Read the August calendar together and the argument builds itself. Cochran and Madera are becoming a food anchor rather than a drive-through. The Reagan hilltop is quietly a weekend bar and concert venue, not just an exhibit stop. Rancho Simi Community Park is where the free ritual lives. The small, older institutions of the city, the forge on Easy Street, the SVCAC, the Stagecoach Inn, are getting programmed harder than they have in years.
